How do I apply for a rental?
All applications are completed online at minnixproperties.com. Each adult over 18 must apply and pay the application fee.
We check credit, income, employment, background, and rental history. You can review the full criteria here: Rental Criteria.

Rent is paid online through your tenant portal. You can also download the app to make paying even easier.

Rent is due on the 1st of each month. Late fees apply after the 3rd.

Contact us immediately through your tenant portal. We may be able to help or discuss your options.

Submit a request through your tenant portal. For emergencies like water leaks or no heat, call our 24/7 line.

Yes, we require all tenants to carry renters insurance and list Minnix as an interested party.

It depends on the property. If allowed, a pet screening and fees are required. You must get written approval.

No. All of our properties are non-smoking indoors.

Once approved and lease is signed, we’ll schedule your move-in date. You’ll receive keys after rent and deposit are paid.

Deposits vary by property. It’s usually equal to one month’s rent, but may be higher depending on your application.

Yes, as long as there is no damage, unpaid rent, or cleaning needed. The deposit is returned per Texas Property Code.

No, we do not accept cash. Use the online portal or request a PayNearMe cash payment barcode to pay at retail stores.

If during business hours, contact us. After hours, you’ll need to call a locksmith at your expense.

Submit a maintenance request through the portal. We’ll coordinate repairs with a vendor as quickly as possible.

Check your lease. Some properties include it; others require tenants to maintain the lawn.

Only with written permission. You may be responsible for removal and damage repair when you move out.

Not without written approval. Unauthorized changes may result in charges at move-out.

Yes, many of our homes qualify for Section 8. You can filter available listings to see those that accept vouchers.

No. Subleasing or short-term rentals like Airbnb are not allowed unless approved in writing.
Roommates must apply and be approved through the same screening process.
Depends on the property. Review your lease to confirm which utilities you are responsible for setting up and paying.
Once approved, we’ll send move-in instructions. You’ll contact the local providers to set up service in your name.
We process deposits within 30 days of move-out, provided keys are returned and we receive your forwarding address.
You’ll receive instructions for cleaning, returning keys, and final walkthrough. Charges may apply for damages or trash left behind.
Use the tenant portal for all communication. You can also email or call during business hours.
You are responsible for rent until a new tenant moves in. We’ll help with re-leasing but fees may apply. Check your lease for details.
Yes! We’ll reach out 60–90 days before your lease ends to offer renewal options if available.
Submit written notice through your portal 30–60 days before your lease ends, depending on your lease terms.
