Rental Criteria
We believe finding a home should be stress-free. Take a moment to read through our rental criteria so you’ll know exactly what to expect during the application process.
Fair Housing Disclosure
Minnix Property Management complies with all federal, state, and local fair housing laws. We will not discriminate against any person because of race, color, religion, national origin, familial status, disability, marital status, age, ancestry, sexual orientation, medical condition, source of income, gender, gender identity, gender expression, genetic information, citizenship, immigration status, primary language spoken, veteran/military status, or any other arbitrary reason.
Approval Qualifications
Income Requirements
- Minimum 2.7x monthly rent in combined net income OR 3x monthly rent in gross income.
Credit Score Requirements
- 585+ per applicant for approval.
- 560–584 may be conditionally approved after further review.
- Below 560 will be denied.
Other Requirements
- No bankruptcies within the last 7 years.
Application Submission
- Every resident age 18+ must submit a separate application.
- Applications are incomplete until all applicants’ documents are submitted.
Background & History Checks
Criminal Background
- Applicants with recent convictions may be declined based on type and timing.
- Felonies for crimes against persons/property, drug offenses, sex-related crimes, terrorism, weapons, or animal cruelty will result in denial if within 3–5 years (depending on category).
- Registered sex offenders will always be declined.
- Misdemeanors and other felony offenses not listed are not automatic denials.
Eviction History
- Evictions within the last 5 years with unpaid judgments or FED rulings will result in denial.
- Paid judgments with a “released” status will not disqualify an applicant.
Application & Screening Reports
- Valid for 90 days
- Can be used for other vacancies during that time
- Property can be held for 21 days after deposit and lease signing
Cosigner / Guarantor Requirements
- Must have 4x rent in net monthly income
- 600+ credit score
- Acceptable income documentation:
- Pay stubs, W-2s, bank statements showing clear deposits
- Verifiable letters of employment (for new jobs)
- Proof of government benefits, investments, or trust fund income
- Section 8 / rental subsidies (evaluated only on applicant’s portion of rent)
Application Approval Process
- Goal: Answer within 1 business day after review begins
- In multiple-application situations, the most qualified applicant will be approved
- After approval, deposit & lease signing must be completed within 48 business hours
Required Documents
- 2 months of recent pay stubs
- 2 full months of recent personal bank statements
- Previous year’s personal tax return plus 2 months of bank statements
- Valid driver’s license or government-issued photo ID
- Letters of reference (if applicable)
- Pet photos (if applicable)
- Additional documents may be requested
Application Deposit
- Pay via certified funds or tenant portal
- Equal to 1x month’s rent (or 2x for conditionally approved applicants)
- Forfeited if applicant cancels, fails to sign lease, or fails to move in
- Tenant portal payments cannot be used if moving in within the next 7 business days
- Cash deposit converts to security deposit when lease is signed
- Termwise deposit alternative: Must pay 1 month’s rent to hold property (applied to 1st month’s rent at move-in)
- Not accepted: Cash, Cash App, Venmo, PayPal, Zelle, Google Wallet, Apple Pay, Samsung Wallet, wire transfers
PET POLICY
- No vicious breeds allowed — including but not limited to Bull Mastiff, American Bulldog, Chow, Doberman, German Shepherd, Pit Bull or Pit Mix, Rottweiler.
- Pet verification review required; additional fees may apply.
- Pet Deposit: $400 refundable per pet
- Required: Photos of pets

Please read this entire rental criteria before you submit an application. A non-refundable fee is required for each application. Understanding this rental criteria is the best way to ensure your application process is smooth and successful.
Fair Housing & Application Standards
Minnix Property Management strictly adheres to the Fair Housing Act. We do not discriminate based on race, color, religion, sex, national origin, familial status, or disability. This rental criteria is our standard for qualifying all prospective residents.
Income Rental Criteria
Our income rental criteria requires that all applicants, or their guarantors, have a combined gross monthly income of at least three (3) times the monthly rent amount. Income must be legal and verifiable.
Credit & Background Rental Criteria
Our credit rental criteria includes a review of your credit report. While a specific score is not the only factor, a history of late payments, collections, or evictions may result in denial. Our criminal background rental criteria is also reviewed on a case-by-case basis, considering the nature and severity of any convictions.
Application & Next Steps
A separate application is required for every individual aged 18 or older who will be living in the home. All applicants must provide photo identification and verifiable proof of income to be processed against this rental criteria.
