Approval Qualifications:
- Income Requirements:
- 2.7 times the monthly rent in combined net income OR 3 times the monthly gross income.
- Credit Score Requirements:
- 585 or higher credit score per applicant approval.
- Applicants with a score between 560 and 585 may be conditionally approved, contingent upon further review.
- Applicants with a credit score below 560 will be denied.

- No bankruptcies within the last 7 years.
- Application Submission:
- Each resident over the age of 18 must submit a separate rental application.
- Your application is not complete until all applications for the group are submitted with supporting documents.
- Criminal Background:
- Applicants with recent criminal convictions may be declined based on the type and timing of the offense. Felony convictions for crimes against persons or property, drug-related offenses, sex-related crimes, terrorism, weapons offenses, or animal cruelty will result in denial if within 3 – 5 years, depending on the category. Registered sex offenders will always be declined. Misdemeanors, crimes against society, and other felony-related offenses not listed will not result in automatic denial.
- Eviction:
- Evictions within the last five years will lead to denial if they involve unpaid judgments or forcible entry and detainer (FED) rulings. However, evictions with paid judgments and released statuses will not disqualify an applicant.
- Pet Policies:
- No vicious breeds allowed. Vicious breeds include but not limited to: Bull Mastiff, American Bull Dog, Chow, Doberman, German Shepard, Pit Bull or any Pit Mix, Rottweiler. Applicants must complete a pet verification review. Additional fees may apply.
- $400 refundable pet deposit per pet
- Required Documents:
- 2 months pay stubs
- 2 full months of recent personal bank statements.
- Previous calendar year’s personal tax return and three (2) months of recent bank statements.
- A copy of a valid driver’s license or government-issued photo ID.
- Letters of reference (if applicable).
- Photos of pets (if applicable).
Note: Additional documentation may be requested.
- Cosigner or Guarantor Requirements:
Definition: A person not living in the home who agrees to be financially responsible and legally responsible for the terms of the lease and all legal compliance, in addition to the actual occupants. - Must have a minimum net monthly income of 4 times the rent.
- 600 or higher credit score
Income Verification:
Acceptable forms of income documentation:
- Pay stubs, W-2s, bank statements showing clear deposits from employers.
- Verifiable letters of employment on official letterhead for new job offers only.
- Proof of government benefits, investments, or trust fund income.
- Section 8 or rental subsidies (evaluated based only on the applicant’s portion of the rent).
- Approval of income documentation is dependent upon verification of authenticity.
Application and Screening Reports:
- Applications and reports are valid for up to 90 days.
- If you qualify but cannot secure a home, you may use your application for other vacancies within this period.
Application Approval Process:
- It is our goal to provide an answer within 1 business day after the review has begun but certain factors may cause a delay.
- The most qualified applicant in a multiple application situation will be approved.
- After approval, the application deposit and lease signing must be completed within 48 business hours.
Application Deposit:
- Applicants can either pay an application deposit or apply for a security deposit alternative for the application deposit.
- The application deposit is equal to 1x months rent. Conditionally approved applicants could have an application deposit that is equal to 2x months rent.
- The application deposit can be paid by certified funds or paid through tenant portal
- If the application deposit is paid through the tenant portal, the move in date can not be in the next 7 business days. To move in faster, certified funds or security deposit alternative can be used.
